We love your furry companions and welcome up to two per apartment home. There is a pet rent of $65 per animal per pet. While we are huge fans of individuality (and the exotic), we have to ask that exotic pals, such as skunks and ferrets, find happy homes with a friend or family member. Please note that we reserve the right to disallow certain aggressive breeds of dogs and aquariums as per our pet addendum.
Our community offers gated access. Each resident receives a code or fob to enter the gate.

Modera Jack London Square offers resident parking for an additional monthly fee for the first parking space being $150 and the second for $175. Electric car charging spaces are available for $225 per month. This rate included the Oakland parking tax.
We proudly offer an on-site maintenance team. Submit routine requests via your Resident Portal; please allow 48 hours for a response. For after-hours emergencies, call our main number and press 1 to speak with Milly, our virtual assistant, who will escalate it to our on-call associate.
Packages are delivered to the parcel lockers with overflow packages being left in the package room.
We provide recycling services for our residents. Large cardboard boxes need to be broken down and placed in the blue bin in the garage. There are recycling chutes on each floor for all other recyclables.

At the time of application, residents are automatically enrolled in the Resident Liability Program at $15 per month. This is the simplest and most cost-effective way to satisfy the insurance requirements of your lease. The resident liability program is not renters insurance and does not cover personal property contents or liability coverage to third parties (other residents). Residents have the option to opt-out of the program by supplying their valid third-party renter's insurance policy to MillCreek.ConfirmInsurance.com.

At Modera Jack London Square, one-time fees include a security deposit of $600 and $64.50 applicant fee per applicant. There are also monthly fees, including $15 for the Resident Liability Program, $2 for pest control, variable amounts for additional parking, $10 for parcel lockers, a 20% tax on parking, and a 1.395% tax on rent.

To make this as convenient as possible, there are several ways to pay rent. Our favorite is through the Resident Portal or Resident Portal Mobile App. Visit the community website and select 'Residents' to log in and submit your payment. You can also download the Resident Portal Mobile App on your favorite Android or Apple device to pay your rent. We also accept e-check, MoneyGram, and credit card payments (service fees may apply).
We're also excited to announce that we are now accepting payments with Flex.
With Flex, you choose when and how you pay rent. Each month, Flex splits your rent into two payments: you pay part of your total rent upfront and finance the rest with a Flex credit line. You have the flexibility to choose your second payment date to better align with your finances.

Rent is due on the first of the month, with a grace period extending to the third day of each month. Late fees will start on the fourth day of each month.
